Plan Pricing Information

Your home is a huge investment.  At Trivette's Home Planning & Design, our goal is to provide you with professional service and superior plans with the highest level of quality and detail to ensure that your home lasts a lifetime. 

Below is a breakdown of what is included with our plan packages along with a pricing schedule to help you determine what costs you might expect.

Base Plan Package:

• Foundation Plan (Slab, Crawl, Basement)                        
• Floor Plan(s) (Basement, 1st, 2nd, Loft, etc.)
• 4 Elevations
• Floor/Roof Framing Layouts
• 2 Building Sections (See note in Opt. Pricing)
• Electrical Layouts
• Construction Details
• 2 On-Site Consultations**

Base Pricing: 

Optional Plan Packages:

• HVAC Layouts 
• Plumbing Layouts
• Site Plan
• Renderings
• Engineering (By Licensed NC Structural Engineer)***
• * Engineer may be required, depending on design and/or location of home.

Optional Pricing: 

• HVAC Layouts..............................$40 per hour
• Plumbing Layouts.........................$40 per hour
• Site Plan....................................... $40 per hour
• Renderings.....................................$40 per hour
• Engineering...................................$0.30 per sf (heated and unheated) or per your engineer's pricing
• Addtional Building Sections..........$80 each (As needed.....at THPD's discretion)
• Additional Sets of Plans................$15 per set

Please Note:

• Certain exceptions may apply to the pricing above, especially with complex roof or floor systems such as stick framed hip roofs or cathedral ceilings.  These items will be brought to your attention as soon as we are aware of them.
• Excessive changes or delays in decision making may require re-scheduling, allowing other jobs to be put ahead of yours.  This is at the discretion of THPD.
• Under normal circumstances, you should allow 6-8 weeks for your plans to be completed.  This will increase  dramatically with any changes or delays in approval of drawings due to scheduling conflicts with other clients.
• To help expedite the process, you should make a list of any questions or concerns you may have and present them to us at our initial consultation.

Billing Schedule:

• $250 Up Front, Non-Refundable deposit is required at initial consultation and to schedule your work.
• $250 will be billed every 2 weeks after work begins until project is complete or balance is paid in full.
• Final Payment is due upon completion and MUST be received before plans will be released.
• Upon receiving final payment, your plans will be shipped within 3-4 business days.
• If you cancel the contract, any/all payments up to that point are non-refundable and you are responsible for any unpaid balances for work completed up until the time that THPD is notified of the cancellation at the rate of $40 per hour
